In theory, if I wanted to find a duplex in Philly (live in one, rent out another), what neighborhoods would you recommend? Looking also to have easy access to Camden / Cherry Hill and a nearby park to walk a dog.

I have been on BP for a while and as an investor, I have completed over 20 deals (flips, rentals, and wholesale deals). I am at a phase in my investing where I am looking to help mentor others, but I would like to make it a business. Does anyone mentor others and charge a fee? If you are an investor starting out, what would you be willing to pay for?

I am looking for help on a sensitive issue. I have a tenant that is not paying in a property for which I did not get all of the licenses. In Philadelphia, if you do not have all of the licenses on a specific property, you cannot legally evict someone. Anyone have any advice?

I typically like to work with a solo or small firm as I find I get better service. How big are the companies you suggested? Does anyone know any individual or small plumbing companies?

I am helping a friend who has problems with their porch gutters (10 ft tall). They are not properly draining far enough from the house and part of them are not installed properly. Do you have any recommendations for professional but affordable gutter people in Philly?

I am helping a friend with their property in Philadelphia. They had a previous contractor install the washing machine drain to the sewer incorrectly and the tenant is smelling sewer smell in their unit. I am looking for a recommendation for a plumber that works in the Chestnut Hill / Oak Lane / Mt Airy sections of Philadelphia. It would be greatly appreciated on any recommendations.
