Seed Capital: What is the best source of Seed Capital

I am looking for the best sources of Seed Capital. Some people told me about hard money lenders, but I think it would be better to look at other options. Options that I am considering include forming a group of investors from my friends and having each person putting in a little money. Another option is to find someone to give me a Seed Capital loan to start the business that would not be secured to the properties. Does anyone have experience with either of the options that I am proposing?

The absolute most guaranteed source of "seed money" is from your own savings account. Saving money is a lost art in our culture.  

However we have used debt loads of times and out favorite source as @John Warren mentioned is Equity in our homes. Commercial lines and HELOC's are working great for us.
