Hi Guys... thanks for reaching out. Since this post (2) years ago I've been able to build (30) houses and am doing (3) starts a month. I've tried multiple sources of funding and used hml (on one) and banks for the others, that I didn't self fund. I now have a, fairly, large LOC and am branching off into other areas. I appreciate this post being bumped because it's allowed me to look back a couple of years and I completely had forgotten about it. Thanks again. - David

I'm going to be building (15) new SFR construction in DB, this year. (beachside). While it has it's rough parts, I've been following the market there the past (2) years and if you're a contrarian, like myself, I believe there's room for upside. I'd be happy to meet up or discuss the DB market with other BPers.

Hi Ben, I've been through this more than a few times. As a lawyer, I can't give you specific legal advice. However, below are forms and details that should help. Make sure you post a 3-day notice and, if possible, hire a lawyer. There are a few firms around that have eviction packages that are fairly reasonable. I know the area well. (especially if you're on the island) Please make sure you check with the City also. They are really pushing to clean up the area and have been changing some of the zoning. If this is a legit (9) unit, you're probably ok, but I've seen a ton of homes converted and added on to, to make them multis. When the new buyer goes to do a bunch of work, (pulls permit) it's denied based on use. Good luck and if I can do anything to help, lmk. @Jennifer MacDonald, Welcome to the boards (and investing). I have a boutique RE brokerage in Downtown Deland  that works primarily with investors, additionally, we are a FL licensed GC. I have a few properties in DeLand and know the pitfalls here pretty well (there are plenty). I'm also doing (7) new construction (single fam) in Deltona currently. I appreciate your concerns on the deal you mentioned above. You should be concerned. The biggest issue I see with investor (new & old) right now is chasing yield that doesn't exist. I apply risk metrics to my portfolios that utilize both traditional (usually seen more in commercial RE) metrics and risk metrics used more in equity investing (Ie: stocks & MFs), and still get it wrong sometimes... DD is key. The investors on here will help you tremendously with analyzing deals, and if you ever need an hand, more localized, I'd be happy to help. Hi @Jeb Brilliant, I'm in several of the areas you mentioned... currently building and rehabbing. My group is a small boutique RE brokerage (I'm the qualifying broker) and we are a licensed General Contractor. Also, I'm a lawyer in CA. LMK, if we can help. I have active projects in Ponce Inlet, Daytona, NSB, (7) new construction in Deltona, DeLand, and OC.

I know that property...! Looked at it a couple of times. I remember that garage door. I build and re-hab in that area quite a bit. Know it well. If you ever need a hand or to bounce ideas, I'm here.
