Hi, I def consider myself an investor friendly RE professional. I'm located in central FL. My firm is a boutique brokerage that deals pretty much only with investors. I formed the company to manage my personal investments, which are all over FL and some in NC. In addition to being a full service FL licensed broker we are also a FL certified general contractor. I have experience in both commercial and residential and represent many investors on the syndicated real estate transactions as an attorney. Feel free to reach out. Good luck.

Daren H. There are a couple of things to consider... First anyone can set up an LLC sans an attorney. (I definitely don't advise it) but it's an easy process with the state SOS... the important reason to use an attorney are regarding the liability that can be imputed by virtue of your wife's business activities and how formally and properly the entity is run. For example, ensuring proper funding of the entity, annual maintenance items and filings and, in some cases, keeping licenses active. Otherwise, a potential claimant can "pierce" the entity and go to the member(s). Another important aspect to remember is in some states (most) a successful judgment against a member can result in a recovery related to a single member LLC. (Re: a charging order) So look at this from all sides. Personally, I think an asset protection lawyer is better suited to advise you guys. Good luck. Talk to the municipality that would issue a permit. Over the years requirements change. The city will likely want an engineer to sign off of the plans stating what type of footers exist, the amount of rebar in place, fiber mesh, etc. in my experience building, unless you have the pre-existing homes plans and can still build that home according to current standard, it's likely a liability and could be a negotiating tool. Most engineers I work with would want ALOT of info on the current situation, which is $$$. Good luck.

I tend to agree with Jonathan Orr regarding the learning curve. However, I will say make sure you have your DD dialed in. In FL there are things called Scrub Jays and gopher tortoises and they come with laws and regulation that can put you out of Biz before you start. I'm currently building SFR in central FL and am happy to ask any specific questions... In the end, you do have to just get out there and do it.

Hi All, I'm looking for finance options relating to building new SFR for resale (i.e.: spec) and to hold and rent. I own GC and RE brokerage. These little houses I'm building are entry level (first time buyer profile) but have excellent margins. Thus far, I've self funded everything but I'm looking to really scale and would love some advice on what makes sense. I have (3) in permitting in Deltona, FL and another in Debary. I own the lots and have paid all fees (no financing). What's avail..? Any thoughts...? It's me and a partner. Both have excellent credit. Thanks in advance and sorry if this is the wrong forum.
