I've completed several condo conversions here in Columbus and the attorney fees were around $5k, plus you need to hire a survey company to provide you with a condo survey, and you will also need to hire an architect to draw up the final layout and measurements of the interior....both of these documents from the surveyor and architect will then become part of your HOA condo docs. So your all in costs for the condo conversion will probably end up costing you close to $10k

@Steven J. Umaña Worthington is another great school district with areas that have Columbus taxes but within the Worthington school district. I actually just purchased a property in this area that I will be rehabbing and flipping over the next few months. Property is located on Brookdown Drive, Columbus, OH 43235 to give you an idea of the area.

Hey Christian, you can connect with @Joshua Dawson here on BP. He primarily works with investors and does a great job. He's already helped me purchase a couple solid deals here in 2017. Best of luck!
Post: Seeking Financial Partner for Package of 7 Duplexes

Hey BP,
I'm currently in contract to purchase a package of 7 fully occupied, cash flowing duplexes in Columbus, Ohio, and I'm seeking a financial partner for this deal.
This is an off market deal and the current owner has been self managing these for the past 12 years but getting too old and having some health issues so she's ready to sell.
There is a lot of upside with this deal to increase rents along with a huge potential for appreciation of property values in this area over the next several years based on location. Current Gross Monthly Rent is $7,885 ($94,620 Gross Annual Rent), and based on market rents in this area I estimate rents can be increased an average of 30% - 40% overall.
I'm currently in contract at a purchase price of $575K, with a scheduled closing date of 4/5/17. If you are interested in being a financial partner on this deal, please send me a message and I can send you more info or jump on a call to discuss details, terms, etc.
