I have a couple smaller private lending opportunities available right now, that will be short term holds (2-3 months max but still pay a 3 month minimum no matter what) AND we already have buyers in contract to sell these properties! Your loan will be secured by a mortgage that gets recorded in first lien position on the property as well.  We only need $45K in funding for each deal so message me if you are interested and we can discuss the details.  Thanks!

We are a very experienced group of rehabbers in Columbus, Ohio, completing over 50 projects since 2013.  We just went into contract on another great home in the highly desirable school district and prestigious area of Upper Arlington here in the Columbus market.  

Below is a basic summary of the numbers on this deal, and I have also put together a full private lender package with supporting info for this deal, so I can email that to you if you are interested in this opportunity.

ARV: $360k - $375k

Purchase Price:  $215k

Estimated Repairs:  $60k

Holding Costs/Contingencies:  $10k

Total Project Funds Required:  $285k

If you are interested in partnering with us on this deal, we will provide you with a mortgage and note in first lien position securing your investment, with 12% annualized interest for your return.  With a full investment of $285k, you will be earning $2,850 in interest per month with a secured loan!  Our estimated total hold time is 3-4 months, so you will earn a total of $8,550 - $11,400 in interest in just a few months.

Hello @Keith Vinson, I would have to agree with @John Horner that finding motivated sellers that have good properties that you can convert into a wholesale deal will take some time and a little money to find.  Direct mail, bandit signs, and driving for dollars are just a few techniques we use to find motivated sellers.

In the meantime, you can add me to your buyers list and let me know if come across any good deals as we are always looking to buy!

My favorite is COREE (Central Ohio Real Estate Entrepreneurs), but there is also CPIA (Columbus Property Investors Association) and the standard Columbus REIA monthly meeting.

Hi All,

I have a great Section 8 Tenant who is currently looking for a house to rent on the near East side of Columbus in June. She currently lives off Wilson Ave in the Oakwood/Old Town East area, and has two younger daughters that both go to school in this area, so preferably would like to move somewhere close to the near East side still. This can be a 2 or 3 bedroom and her voucher is for $700/month.
