I personally want a tenant, but am not opposed to a roommate. Either way I’d have specific intake forms and application process to hopefully make the roommate process easier

Hey everyone,

I made a post ~ 6 months ago similar to this but am now finally in a place to execute (baby steps, you know?). In that time I've continued to educate myself and convince my lady that REI is the way to go. She and I just moved from Seattle to Cincinnati (specifically Lebanon, OH). It was a big move and we're still getting our footing. We've been living here for about 3 months with family due to COVID-19. We're hoping in the next 3-8 months (12 months max) to purchase our first house/investment.

We're considering a duplex or a single-family home with a finished (preferably walkout) basement (or ability finish) closer to downtown. Though I would like to max out our investment with more doors, both my lady and I work full time and I have a side business. So our time is a big limitation, which I hope will change after getting into the REI game. We would live at the property for potentially 1-2 years while renting out the other side/basement/roommates.

We're still new to the area but we've heard good things about...

  • Blue Ash 
  • Deer Park 
  • Mount Lookout 
  • & my girl likes Mariemont a lot

My plan was to immediately jump into some of the local real estate meetups to network but that has been delayed due to COIVID. We haven't even been comfortable going to look at houses (though I have been driving around neighborhoods) as we are living with high-risk family members.

Anyways, I'd love to network with any investors or agents in the area. I'm looking to potentially do a Zoom calls in place of meeting up for coffee. If y'all have any info on areas to check out, blog posts that helped you, or advice I'm completely open.

Hello everyone,

My lady and I have decided to get a little more organized with our planning. We've been deep in the education phase and now we're looking for the best ways to establish goals and intent. Would anyone have google sheets or forms that helped organize them? 

I'm looking for monthly, quarterly, and yearly goals where I can establish pros and cons, monetary goals, fear setting, and whatever else has worked for you. 

If I can't find anything, keep a look out for a document I make up!

Thank you @Barry Pekin , that definitely makes sense. I find myself getting caught up in understanding the details and numbers. This is a nice reminder to focus and put energy toward marketing. I’m sure the rest will fall in place with the pressures of closing the deal.

Hello everyone,

I've been driving for dollars and found some promising properties. I've sent mail and have phone numbers to cold call owners. Now I'm finding myself stuck at trying to analyze what to offer and ARV of properties. I have a spreadsheet where I' working on comparing sold listings via zillow and redfin - but it's a pretty slow process. I'd like to have a number in mind before I walk in the door of a property to do a self appraisal. I guess I'm stuck in analysis paralysis? Or I'm trying to be over prepared for negotiations. If anyone has worksheets, excel sheets, or calculators to assist in getting a general range for offerings - or general advice on how go about these deals, I'd greatly appreciate it (I have already searched in the BP files).

@Jeff Byrne I'm a newbie as well but have had similar push back on the "risk." I really don't talk about my ideas and goals with family unless I have concrete experience and evidence. Just has worked in my home life. Instead I slowly planted seeds that allowed me to bring up REI without it sounding so scary. Two things that have helped a lot are RDPD YouTube video talking about liability vs assets. Robert talks about how family members can be considered liabilities and you have a duty to everyone around you to pursue wealth in case of medical emergencies/ aging. I used that argument with a lot of techniques from "never split the difference" by Chriss Voss to convince (now she thinks it's her idea) my girl to purse house hacking with me. Now she's saying "if/when we buy a duplex." Now I'm working to get her comfortable with a quadplex 😊. When I type all this out, it sounds manipulative and like I'm a fear monger but really, at least from NSTD book, I've had less emotional fights and far more discussion just by being aware of what and how I present information. Still working at it all.

Looking for recommendations on a title company in Seattle, WA or the surrounding cities that’s well versed in wholesale / assigned contract deals. Also, any that would be kind to explain any laws specific to WA to a newb.

@John Thedford I'm in the works on that here in WA. I plan to met with a title company next week to learn how not to be a scrub. I'll be doing the same in OH when I get there.
