RE Comps and ARV Documents

Hello everyone,

I've been driving for dollars and found some promising properties. I've sent mail and have phone numbers to cold call owners. Now I'm finding myself stuck at trying to analyze what to offer and ARV of properties. I have a spreadsheet where I' working on comparing sold listings via zillow and redfin - but it's a pretty slow process. I'd like to have a number in mind before I walk in the door of a property to do a self appraisal. I guess I'm stuck in analysis paralysis? Or I'm trying to be over prepared for negotiations. If anyone has worksheets, excel sheets, or calculators to assist in getting a general range for offerings - or general advice on how go about these deals, I'd greatly appreciate it (I have already searched in the BP files).
