I invest in Western PA, particularly Mercer and surrounding counties. We are looking to expand into eastern Ohio and Erie but our manager doesn't work there. I would love some suggestions for management in both youngstown Ohio and Erie PA areas.

My good friend has a SFR in Laveen that will be up for rent arouund the first of the year. At that time he will be needing property management to handle the property as he lives in Alaska. I offered to post here for help.

Be very careful speculating, cashflow is king. Investors want to see returns most of the time. Blue sky can be a hard sell especially with little experience. There can be markets that offer both. Maybe these properties can cashflow if the purchase price is right.

I chose based on a personal relationship and trust in one of the lawyers. I think an LLC should server you just fine. Now just focus on finding how you want to invest in your specific market and practice evaluating!

The way our law team structured our entity dictated our loan ability. You should consider entity formation sooner than later. Just my opinion. Lots of ways to Rome.

1. I saved money

2. Talked to lawyer to form holding entity

3. Found a property after evaluating hundreds

4. Talked to local bank and got commercial loan for 20yr @ 6%

In your shoes I would start saving and looking. Practice evaluating then post the property information here for feedback. Get REALLY good at evaluating cash-flow. I realized during the beginning positive cashflow is most important. If your purchased property looses money you are that much further from property two.

Jon could not have said it better. For my partner and I it was as simple as learning how to acurately evaluate properties, saving the money, then pulling the trigger. Rinse wash repeat. Your personal goals will direct you to the type of property and risks associated. For now we only focus on cashflow.
