We (myself and one partner) invest in western PA. Our law team set us up an S corp to act as general partner in a limited partnership. It was expensive but they were confident and it works for our strategy. We own commercial and residential buildings. I do not see a benefit in a real estate license. We use an accounting firm, law team, a real estate agent, and a property manager. We are exclusively buy and hold for now. As far as the rest of your questions I am no help. I use this site for information and it is always helpful. Use what you learn here and what your team suggests to build a business thats right for you. My only suggestion would be to structure your foundation for growth. Do it right once.

I now realize it is a completely different type of financing than single family homes. A fellow needs some serious cash to move into the multiplex game. Thanks for the insight.

What are the minimums I should set?
cap rate-?
ROI-?
I was thinking 15% on my money with only 10% down was good.

I only have cash for 10% down right now. I have not looked into financing yet as I am closing on a new primary home. Thanks for the advice.

I'll begin with "I love this forum"

I've been lurking a while and I think I have a winner. I'm currently renting 2 SFH's but this is a big scary 6-plex.

Here are the numbers

my max offer-360000
current rent-53520
current O&M- 26450
debt services with 10% down @ 5%-21000

talking with a local property manager, rents can go up 5+% in spring.
Is that financing even possible?
