Approx. age 100 years

We blew in behind the plaster in the rooms we didn't sheetrock, in those rooms we stapled in rolled insulation I believe. This duplex was our first full gut remodel, new windows and all. Hope our EBB decision wasn't a mistake. As far as cost I'm not sure, our laborer cost $15/hr. and a partner oversees.

Luckily we upgraded the windows and insulation in the duplex we completed. I will definately hold before changing more. Thanks for the insight.

To clarify the umbrella policy will provide "inside protection" above and beyond you homeowners/auto/rec-vehicle policies

For what it is worth, we are slowly converting to electric only in our PA investment properties. We upgrade insulation, remove furnace, gas hot water tank, gas oven/range, and baseboard pipes then install electric base board heaters, ranges, and water tanks. We scrap what we can for $$ and it eliminates a service provider.

I'm no lawyer and I'm not very smart, so I hire people to advise me. I have 2 LLCs, 2 S-Corps, and I'm 49.5 owner in a Limited Partnership.

It has been explained to me like this, "inside" and "outside" protection.

Outside- Protecting YOU and your personal assets from your property. LLCs done correctly or Limited Partnerships can provide this protection. They can also provide protection from different businesses owned all or in part by you.

Inside protection- Protecting your Corporation or shares from you. Example: An accident at your home results in a lawsuit judgement against YOU. Your shares or Corporations could be seized or awarded in judgement.

I own similiar homes in the area, Montgomery ISD actually, I look for 90s builds that size for 100-110k after rehab.

Count me in too. We buy multi family in the 20-60k range depending on condition and location. Some initial upgrades are the norm even with "turnkey" properties. We are currently converting some of our unit to section 8. ROI is outstanding.

I think @Pam R. could be onto something. We on the other hand also rent in a property lein city so we adjust rent acordingly and pay the water.

I suggest talking to a lawyer about liability protection to accomplish EXACTLY what you want. I use holding entities with insurance for "outside" protection and an umbrella policy for "inside" protection.
