@Nathan Smith if BRRRR is part of your plan at all, you could go to trade school for something that will translate to fixing up properties - electrical, plumbing, etc. Your tuition costs will be lower, your time investment will be lower, and you should be able to make great money right out the gate. I think studying finance at a university could prove to be beneficial, but that's highly dependent on your scholarship situation. I will echo others who have said don't go into debt for school. They aren't going to teach you much you couldn't learn elsewhere. However, there is a lot of networking to be done in college, especially through internships only available to students. @Wayne Brooks my agent sent the appraiser his comps and the appraisal now reads 240k. Which is much more workable for this deal, but leaves me wondering where that first number came from.

Hey BP! I just got some scary news and I’m hoping you can help me turn it into something positive. I’m under contract for a SF home for 260k. The appraisal just came back for 199k. Can I turn this into a great deal?

@Marichelle Lao based on estimates and work I’ve had locally I feel like that estimate is high. But then again I haven’t seen the properties. Are you looking for contractor/PM suggestions?

@James Allen Unfortunately I’m having trouble finding comparable properties. I’ve looked at some of the apartment complexes in the area, and many of those do have granite. However, the kitchen in my property is quite large! I do plan to sell in the future, probably in the 7-10 year range. I think I’m going to put in Formica for now, and then upgrade before I sell. That way the stone won’t be damaged by the time it gets to the buyer. What do you think of that plan?

@Frank Hinck scrapping the whole thing seems like such a headache, but I will run the numbers with that in mind. I do live nearby some wholesalers, so the good stuff may be a little more affordable.

@Frank Hinck right, that’s what I’m trying to avoid. I know the options I mentioned tend to be expensive, but I’m worried about the durability of cheaper alternatives. Not sure where the sweet spot is. Are damages to countertops common in your experience?
