Hi all! I’m getting ready to remodel a kitchen at a rental property. What kind of countertops would you recommend? I’m torn between granite, quartz, and acrylic. Thank you!

Based on projections of future sea levels and flooding in combination with the movement of growing zones north, I’m beginning to think that Tennessee is the new Florida. Some growers just over the East TN border have already had luck growing citrus. I also believe the Great Lakes region will become increasingly important. They are a plethora of natural resources and effect the local weather in a powerful and fairly predictable way.

@Enkhmanlai Enkhbaatar I’m still deciding that as well, but I’m leaning toward not including utilities. I feel that it will lead to waste and cost more money in the long run. Also the HVAC at my rental is old and I’m going to try to save some rental income before replacing it, so I don’t want tenants stressing that unit. Good luck with your rental!

@Julio Garcia that helps tremendously, thank you! I’ve been going back and forth between using a property manager and handling it myself. I’m leaning toward trying on my own for the experience, though.

About to put my first rental on the market. I’m having trouble finding comparable properties, which I take as a good sign since I’m in a hot market. I obviously want to make the most amount of money possible, but I also want to get tenants ASAP. How do you strike a balance? What are your metrics?
