Post: owner financing for a duplex

I have been talking with an owner about maybe owner financing his duplex here in Florida. The owner still owes the bank for the mortgage. I have 2 question
- Can he the owner do some kind of finance is he still has a mortgage on the duplex.
- What does a deal like this look like. I know there is someone out there that has done a deal like this. Could you pass along some advise please.

If I remember from my class it was illegal to share or pay commission from a "SALE" to a non realtor like a friend. But if you are paying a referral to a friend who tell you address that might want to see. I don't think this would be illegal. You are not getting a commission off that property you are making a profit. Example offer 15,000 and sell to flipper for 20,000=5,000 profit not commission. But you never know I could be wrong and have no clue what I am talking about hahaha. Don't take this as legal advise and make sure to talk with the state.
@Roosevelt Harris I really don't have any good info because I am in the same boat as you wanting to get my first deal done!!! But I have found that learning page here on bigger pockets have a lot of good knowledge and just reading about other people topic and question here on bigger pockets have me out. Good luck

Most of the question the answer will jump out at you in you know the info. I would always say read all the question before picking the out what you think it right. Sometime there is a better right answer.
Sample question is
If broker Beth works with broker Bob and they own ABC realty. They have sale person Alex. Alex sells condos for the company. Beth and Bob decide they don't want to be partners anymore and close ABC realty but Beth would like to open a office and be partner with sales person Alex. Can Beth do this?

There is nothing wrong with what she is doing.
I have like 2 question that i wrote down that I didn't know and wanted to check out. But I can't seem to find time.
Let me tell you what I did. The week of the exam. I took a cram class in person in my home town they guy went over everything from page 1 to the last page hit all the keys of the state exam. Do get hung up on the math. I had 3 or 4 math question. I dont stress about it.
