My opinion is that some investors have a need for a CPA, but not all that use a CPA need to. It can be kind of like going to a brain surgeon, because you had a headach.   I do think there can be value in having someone prepare your taxes, but you want to find someone who a)understands real estate investing, and b) is willing to help you with planning and strategies as your business grows.  I also think that bookkeeping and tax preparing should be evaluated with that question referenced often on the podcasts... "What is the value of my time?".

@Alex S. and @Rohin Dhar if either of you are still looking for someone to handle the bookkeeping side of your real estate business, I'd be happy to chat with you and see if it is something I can assist with.   I own both short (2) and long term rentals (10). I am wanting to add a couple more bookkeeping clients (real estate specific) going into the new year.

If it were my property I would depreciate it as a capital expense. You might want to talk with a tax preparer about listing items separately according to their depreciation schedules.

Hi @Melissa Robbins.  I need to say up front that construction questions aren't my strongest skill set.  Is most of the rot along the bottom of the siding?  Sometimes you can cut along the bottom and put some trim board up and paint to get by.   Gutters will help prevent more water from splashing up on the siding I am guessing.   I live in Lawrence and have a siding company I use here, but not sure if they go to KC.  Have you joined the Bridge Real Estate Investing Meetup Facebook Group that Nathan Brooks runs?  If you post in there, you'll get some good recommendations to call.  Hope that helps.  There's usually a surprise or two when purchasing a property.  Don't sweat it too much!

Our November meet up will be held on the SECOND Wednesday of the month this time. We are located in the upstairs dining area of Biggs BBQ. This provides us plenty of room to spread out if necessary.

This is a great opportunity to come and meet other investors and soon to be investors and ask questions, and encourage one another on our individual journeys. We have had folks who invest in Lawrence, Topeka, Ottawa, Eudora, Tonganoxie, Kansas City, and all around NE Kansas.
