@Andrew Morales one thing I did starting out was attend the local Real Investors Association Meetings there is one tonight in Sandy. We are speaking, and will give lots of great tips that you can use as you start out.

Second I would pick up the phone, and start prospecting. I got 3 pieces of mail from different wholesalers, and another one is doing bandit signs in my neighborhood all in the last 4 days.

Before I buy an deal I want to know my ROI. I start out by looking at my initial investment/Annual cash flow I don't see many condos that provide the upside of the appreciation, and the cash flow is generally less. Plus you have to worry about the HOA. Just a couple of things to consider.

If you are really interested contact a local Property Management company to give you a good idea of numbers especially if they manage other units in the same area. 

I am also going to UVREIA this week lots of great networking to help you out as you want to do more here locally.

I have purchased multiple properties in Salt Lake using the BRRR strategy. You have to be prepared with other options to hedge your risk, and do all you can to work with the appraiser, and remodel based on the comps you will be using at the time of the new appraisal. Still I see that appraisers can range 10% above or below the target price.

Do you do anything here in Utah?
