Thanks for the info Todd and Engelo. Sounds like another middle man to pay haha but I am sure they save quite a bit of time which is important, especially to someone like me who has a full time job and can't run around and track down leads or search for properties all day.

@Engelo Rumora I have just recently seen the term bird dog come up on these forums and I am not really sure what it means. I assume it's someone that goes out and searches for deals for you but I don't really understand how that's particularly different from a wholesaler. Any more information would be great!

Thanks for the suggestions everybody! I don't have an assistant so finding a wholesaler or marketing myself may be my best course of action.

@Account Closed I am looking for something under the 100k range for single family or small multi-family (2-4 units) around DFW. Preferably closer to Dallas but I am open to any opportunity.

Welcome to Biggerpockets Hilary! The Dallas community on the site is quite active so you should be able to find a lot of helpful information about DFW. You unfortunately just missed a great group meet up last Friday but we will be having another meeting September 27th that you should come to meet a lot of the locals. So the MLS in Dallas and surrounding area has very few to no real deals (following the 70-80% ARV rule) for finding homes. Being a new investor word of mouth does seem to be a real option for finding deals. I am trying to explore Craigslist as a viable option to find deals on SFR or small MFR and was wondering if anyone has any tips on how to use Craigslist more effectively?

On a sort of separate topic does anyone know of any reliable wholesalers in the DFW area?

I apologize if this is a repeat question and thanks for any advice!!

@Karen Rittenhouse Thanks for the advice! That is kind of what I figured, just need to find a GS or Inspector I trust to give accurate estimates and to know what to look for and how much it will cost.

For those of you who buy and fix/rehab properties, do you have recommendations on estimating figures for what repairs may need to be done (books/articles/hands-on teaching)? I would like to avoid the expense of having an inspector come inspect every property I may buy in the future. It seems that bringing a general contractor along would be helpful but I don't know how readily available or expensive that is to do walk throughs especially as a new real estate investor with no real connections. I am looking for more of a process rather than a one time scenario.

This would mainly be targeted towards single or small multi-family properties for the purpose of light rehab and then to hold for rent.
