Post: $2000 a month marketing budget

All the marketing venues you mentioned above work. Some work better than others but it is very market dependent. For example, if you drive though your targeted neighborhoods and there's 20 Bandit Signs at each intersection, well... You will be the 21 and probably the response will not be that good. We however have clients that love the bandit sign response in their respective markets. Same thing with direct mailers. In some areas the potential sellers are getting 20-30 letters every month and they will tell you this over the phone when they call you. It is cut throat in some major metropolitan areas. So I would suggest you start with one or two marketing strategies and do it consistently for 5-6 months and keep track of the responses you get. Then eliminate the one that is not working and either try another one or put all your money on the one that is giving you results. 

Once you get leads consistently and are making money, then add another marketing strategy by trial and error. The important thing is consistency. Don't discard a strategy based on 1-2 months of no responses. Marketing takes time.

@Aaron Rowzee I would have to say that yes, online marketing tends to pull a "better" lead than traditional direct marketing. The thing with direct mailers is that many people save the mail piece for a rainy day and we have had people call us from mail pieces we sent to them 1- 2 years back. I don't see how you could do that with social media unless someone saves an email sent to their inbox. Every marketing strategy has its pros and cons. We love and use direct mailers but we have also used FaceBook and Google AdWords in the past with varying success.

Like @Ryan Blake said... Define HOT!! In Houston we are experiencing a HOT market for buyers since there is so much inventory. Sellers are of course suffering from this. I've met a few investors that have decided to rent their flips for a while while the market turns to a sellers market again. For wholesalers the competition is fierce and so many players are fighting over leads that it is very hard (lots of marketing $$$$) to get houses under contract at this time.

@Isaac Josey to this date we focus our lead acquisition in direct mailing for motivated sellers. It still brings a decent amount of leads and the cost can be manageable depending in your market. Some areas are very saturated with wholesaler and you would be competing for leads with other mailing the same lists. Other areas you can make a killing if there isn't too much competition. 

Other ways of finding motivated sellers are driving for dollars if you have the time or more costly things like building a webpage and doing Google AdWords, FaceBook Ads and SEO to generate traffic to your website. Another great way to find motivated sellers is to network with Realtors and other investors and letting them know you are buying distress properties.

@Joshua McMillen if the Owasso, OK market is as hot as the Houston market is, it will be very difficult (not impossible) for you to find deals in the MLS or third-party websites like Zillow, Trulia. Your best bet would be to direct mail for motivated sellers or network with local investors and wholesalers that can have off-market deals available. I like @Benjamin Seibert suggestions. So join your local REIA to network with others and build a list of motivated sellers and start marketing in your areas of interest. You can start with a small mailing campaign and build from there.

The cheapest way of doing this would be to merge your absentee owners list with a tax delinquent list into one single excel file and then find the address or Owner names that are repeated. Those are the ones you want to keep and mail to. There are scrubbing softwares we use in combination with our mailing system but those are expensive to use for the retail client like yourself.

@Marshall Fairley just like @Ryan Blake suggested, the best way to find off market deals is probably mailing yourself. Wholesalers that leave meat in the bone for the flipper are very scarce these days. We have a branch wholesaling business but don't market in the DFW area. Try mailing a few hundred letters to motivated sellers in your area and see how that works for finding deals for yourself.

Hey @Jeff Macdonald! Since you are in a smaller population area, why don't you mail to both the larger population zipcodes and the smaller population zipcodes? Once you have a mailing budget to work with you can customize your mailing list to accommodate the number of mailers you can send on a consistent basis. You can narrow down the list of addresses by selecting the tax assessment value of the property or the number of bedrooms, size of the house and even equity left on the loan (if there's a mortgage). Almost all listing services will provide a way to filter down your list using all kinds of criteria.

@Chris Nowlin we use CallRail and it works beautifully. We also have it "communicate" with our CRM service so any calls coming in from CallRail are forwarded to my cellphone and the information about the call is sent to our CRM to cover the statistics and KPIs.
