@John Vo Yeah you are right, it is far. I live in Katy, TX and I manage the property myself.  In 5-months I've had to grab my iPhone 5 times to take a picture with the Wells Fargo app to deposit the rent check that comes in the mail. Sometimes the iPhone is the kitchen, sometimes in the study room and I have to travel through my house to find the freaking phone. Hehehehe. 

I'm just kidding with you man. Good luck finding something that cashflows nicely every month closer to where you live.

@John Vo are you sure you are going to cash flow with either of this "deals"? With those prices and rents in the $1,300/month according to your calculations, neither of those properties will cashflow. Or are you more interested in appraisal carrying you into future profits?

Craigslist still works wonders. We get a lot of calls from our Craigslist ads. The downside is you have to "refresh" them daily which takes 2-3 minutes every morning. 

@Carlos Coronado the best Title Company for investors in Houston is Texas American Title/Patten Law Firm in the Galleria Area. Google them for he address/phone number and ask for Shea Johnson. We use them for Subject To's and the hard creative stuff that other Title Companies have no clue how to handle or tell you that what you trying to do is not allowed.

Have your Realtor friend checked to see if there's a local MLS service and that's why he/she doesn't see any sales? In the Houston area we use HAR-MLS but there are areas south of town (Galveston for example) that use other MLS services and most properties don't show up on HAR-MLS. You need to either find a local Realtor that is a member of that local MLS or have your Realtor fried join the local Realtors Association in order to have access to their local MLS.
