This is an amazing 2-Story property located in a quite street in West Columbia, TX. It flooded only once during Harvey and is sitting in 1-acre. House is 4 bedrooms and 2 bathrooms with 2-car garage and 1,980 sqft of living area. It needs all the renovation work of a flooded house. Previous owner said it flooded about 12-14 inches. This part of town is excellent for rentals specially for 4 bedroom houses since there aren't many available.

Hey guys, 

First of all, congrats on starting in wholesaling. We haven't done much direct mailing recently in San Antonio but in the past we did and one thing the I always remember from the phone calls that is totally different from the Houston market is that in SA a lot of people told us either: "I would sell my house if I had somewhere to go" and we also got a lot of "I'm going to die here in my house and none of my neighbors will sell 'cause they feel the same way. We have nowhere to go."

We mail Yellow Letters to high equity and long ownership so it is obvious it's an older generation, but in Houston we don't see the same pattern or get that many people to say those things like in SA. Anyways just wanted to share that with y'all.

@Steve Dunford I don't know how it works in Oregon, but in Texas any Title Company could guide you in this matter. We even sometimes fill out the contract with the seller at the Title Company to make them feel more "secure" about the transaction. Once filled out and executed, the title company or attorney will get to work to provide clear title. Then you can close. I highly suggest you find out how it can be done in Oregon. I read from your other post that Oregon is very strict and requires a license for flipping a house and for a real estate transaction. Check with someone local that is already doing it. 

As for negotiating them down to $150,000, that involves a lot of variables. What is the ARV of the property, what repairs are needed, how quickly they need to sell, how motivated they are (their situation). And last but not least your negotiating skills. You asked "Is it really possible to purchase a home lower than market value?" The answer is absolutely. We buy properties in need of repairs 50, 40 and even 30 cents on the dollar. We even buy properties in excellent condition at a discount. It has to do with the sellers situation and why they need to sell. It has very little to do with the property itself.

@Jerryll Noorden I do see your point. Of course that works for you just like DMM works for us and a lot of our clients. There’s always more than one way to skin a cat. I’m always up for learning and improving and I might get with you in the near future.

@Jerryll Noorden I think things go in cycles. Many years ago people marketed to Owner Occupied properties. Then, like you mentioned, someone mailed to Absentee Owners, got a few deals and spread the word out. Then everyone and their momma marketed to absentee owners. Eventually someone (you just did) will start spreading word about Owner Occupants being more motivated and post reasons for it. Then everyone will start marketing to OO and forget about AO. And such the cycle repeats and repeats.

We solved these by mailing to both constantly. Deals come from all sorts of lists, criteria, motivations, situations, etc...

Hi @Joi GIlliam

I'm very close in the Houston market. Like I've said many times over, every marketing strategy have their PROs and CONs. Some generate better quality leads but tend to be more expensive (ie. social media advertising and internet ads). Some are very cheap but take a lot time (ie. driving for dollars, networking). Some fall right in between and I honestly think that's where direct mailing falls in. Bandit sigs have their very special place because they can be cheap to purchase (if you order a lot), they can be cheap to hang (if you do it yourself) but it's labor intensive (picture yourself at 2:00am with a stapler in one) and in some areas they are either illegal or frowned upon by the local authorities. 

You mentioned targeting an older generation of sellers, these older folks still get their mail and open letters versus going on FaceBook and posting. There's of course the exception grandpa that's up-to-date on technology and have their social media accounts but those are exceptions. 

I'm of course biased since we run a direct mailing printing business but we see the results day in and day out. Direct marketing still holds a good place in our marketing strategies and for this older crowd it work very well. It will depend on how many people are mailing in your target areas and the type of message you deliver.
