Hey @Bryce Christensen welcome to BP. Lots of people from Katy and the general Houston area here. Have you started looking for properties to invest? I just got my Real Estate license mainly to find properties for myself but won't mind helping others. My focus is on investment properties not owner occupied (too many people doing that already). @Michelle Loftis I am 4 weeks away from my RE license. If you don't find someone in that timeframe I would be happy to help you. I know how frustrating it is working with most Realtors and now I understand why. At the real estate classes we are constantly told to stay away from real estate investors and their illegal scams. They make Realtors afraid of getting close to investors. Now I know both sides.

@Account Closed I'm a civil engineer with license in PR and I work a lot with land developers pulling permits and such. The most basic thing you can do is dividing it and sell the individual lots to people who want to build their own houses. From there it gets more and more complicated depending if you need to provide a road to access some lots or the government may ask you to provide utilities in order to get a permit. It all depends on how much land you have available and what areas (urban vs rural, etc...). PM me if you have more specific questions.

Several boricuas here in BiggerPockets. I am far away from you but let me know if I can help with something. My best recommendation to you is to download all the Podcast from the iTunes app to your cellphone and start listening to all of them every time you have a chance (I listen to it in my commute to/from work). Very inspirational stuff and you will learn a LOT from other guys and gals around here.

@Account Closed I decided to move from Puerto Rico 18 months ago. The problem with investing in the island is the uncertaintity of what's going to happen with Puerto Rico's credit. If Moody's, SP and Fitch decide to downgrade the credit to junk, the consequences are going to be catastrophic.

If you decide to stay and "see" what happens, at least try to lower your mortgages as quickly as possible and that way even if you have to keep lowering your rent you may still break even. Or take some of your capital and try to diversify your portfolio by investing in other states with a good economy and positive growth.

For example, I know several investors in PR looking to invest here in Houston for rental properties but they don't want to move from the island due to personal reasons. You don't have to move but make sure your money is invested where it can grow and provide a steady income.
