Looks great @Shawn Thom . So the main issue was the contractor not doing what was contracted? Did you have to look for a new contractor in the middle of the work or were you able to get him to finish?

It would be great if you can share a little more detail of what went wrong with us "newbies" :)

At your age I think I didn't know what a mortgage was, so congratulate you on that... In case you don't find the mentor you are looking for, keep hanging around BP and you will learn pretty much all you need to know.

I'm a newbie and learning fast, so bear with me. I understand they sell properties As-Is but aren't they STILL required to disclose any problems with a property they are trying to sell? Especially when so many people have attempted to buy and ended up walking as @Jason Kaufman Kaufman explained.

@Ronnie Sparrow it is always good to read success stories in the Houston area. I'm just getting started and my plan is to follow what you are doing. Buy and hold. If you ever know of a local meetup (other than the local REIAs) please let me know.

I'm very interested in what the more experienced investors have to say. I didn't know about this statute in TX. Maybe a conventional loan with 20% down or private money are your only bets. I'll keep a close watch on this one to learn about this. Thanks.

Just be aware that you cant use any of the income from the other first property to qualify for the second property. You need to be a landlord for at least two years before the bank will let you do that.

This is news to me. I thought you could immediately use that extra income from rent towards a new loan.More reasons to stay at my W-2 job until I'm able to secure Private Money for my deals. Thanks for the info.
