If you are operating at a level where you have the ability and willingness to make offers within hours of a property hitting the market - then it sounds like this realtor is not for you.

If you are capable and expecting to operate this way, you should be interviewing agents/realtors to fill a position on your team - not hire some retail buyer realtor.

Yea take 1 week worth of online courses and go get your license. The average Agent/Realtor is slow, uneducated and very inexperienced.

Even realtors that have 30+ year experience have never made a seller financed offer or any creative offer.

For me, realtors get flat fees, if we work with them at all.

You can find private lenders. You should be telling everybody you know you are buying property and if anybody is selling their house, they should contact you.

Hard to explain here. Living Trust can own LLCs, you can be beneficiary of a trust you control. Extreme asset protection.

Anybody ever used Muevo Loans/Muevo Investments?

A member here Doran Summers offers lending services and so I made contact for a particular deal I have. Says they are based out of Vegas.

It’s been 6-7 emails with no quote of funding and he even said ‘if you are shopping around’ then he won’t even ‘bother’.

I’m experienced enough to know this cannot be a serious lender.

Anybody have experience with them?

It is complicated to explain here but there are different types of Living Trusts.

The Living Trust can own LLCs. There is a way to be the beneficiary of your own Trust.

Taxes are also completely voluntary, but I’ll leave that for the guys that want to figure that out on their own.
