Hey John! I'm an agent here in Seattle with a couple of rentals. Have you considered house-hacking? 50K is do-able if you do an owner occupied loan with a lower downpayment. If you're open to living in one room / one unit and rent out the others, you could significantly reduce your living expenses and your mortgage payment. If you are not planning on owner occupying, 50K will be hard in Seattle because you'll have to put at least 20% down. I connected with you incase you have any additional questions.

Just curious, how are you searching on Furnished Finder? You shouldn't search based off of what's available now, because those properties are either priced incorrectly or don't have the value that the nurses are looking for. I would search 3+ months ahead and run the comps that way. Good properties get scooped up by nurses 1-2 months before they start their job.

Hi Heather! I have a house for rent in Burien right now. It was slow in the winter months (November / December) but we've had full occupancy now. If you put your house on Zillow, Facebook Marketplace, FurnishedFinder, Airbnb, etc. I'm sure you will find a renter there. Feel free to DM me with any questions !

It sounds too good to be true. Get another quote from a local lender and you'll see how large of a difference it is.

Renting by the room definitely still works! I would check your local facebook group or even craigslist to see the current demand first. I did rent by the room for my first property and was able to cover a big portion of my mortgage by house-hacking.

I'm mainly invest in Seattle because the appreciation is great. Everyone above is right - you cannot have it all. It is still possible to cashflow or even be neutral if you're willing to go down south a bit. If you were living here for a bit longer I would recommend house-hacking for better returns, But since you're moving down to Vegas soon a house-hack there would be a great strategy as well.

FB marketplace, zillow, airbnb.com are the ones we use! Would also help if you are targeting a specific group of people (Students only for example) to join those groups and market to them specifically on facebook.

Echoing what people above are saying. Since the shared bathroom is something most people do not want, lowering the price for the rooms that share the bathroom would make the most sense.
