Good stuff!!. If i was in your position I would probably take exit strategy 4. Since you own the land and have the option to subdivide. Wouldn't be bad idea to build the two additional properties while renovating the initial one, knocking it out all in one swoop. Thus opening more options. 

Overall nice perseverance through the whole process.

Thank you for the advice. This defiantly helps. With being so new in the business, its tough to ask questions you didn't even know you had a question about (if that makes sense). Ive looked and found a local club in Nashville that i think ill be joining. Didn't realize some these clubs require a membership fee, but I'm sure the wealth of knowledge ill gain will pay for itself in the long run.

I have recently started my journey in learning about  house flipping, Real Estate Investing etc. As you all know it takes a team effort in having finding that perfect house to flip, getting the work done in a timely and cost effect manner, all while taking the appropriate procedures in following the law, restrictions etc.

Curious to know how some of you encountered your colleagues (contractor, real estate agent, broker, etc), when you took on your first project?

Did you come across them through word of mouth?  Did you take a gamble and use someone local?

Thanks in advance for your reply's. You guys insight will defiantly help shed some light on how to go about doing so.

@Sebastian E. Thanks!! Like anything it all boils down to take action. Right now I'm just educating myself   So I know how to prerpapre my finances, for when its time to buy. How long have you been investing in Washington? It seems to be a lot of potential there.

Lakshay G. sounds like the podcast are where it's at. As of right now I'm only interested in investing in the TN area, figured I get my feet wet locally before branching out.

Hi all,

My name is Dennis Lewis, I am a 25 year old Designer at an Electrical Engineering company. Partially went to school at Morgan State University ( Baltimore, Maryland) for Architecture and Design, which I currently hold an Associates Degree in.

Ive always had an interest with anything to do with residential/commercial housing market, recently decided to take the initiative to start researching and gaining information about real estate investing. My plan is by the time im 30 to hopefully have a few flips and or properties under my belt. I plan to still work at my full time job once things get going. 

So for someone like myself, where do I start? If you were to put yourself back in my position what are some things you would have done different when first starting out?
