How To Build The Dream Team?

I have recently started my journey in learning about  house flipping, Real Estate Investing etc. As you all know it takes a team effort in having finding that perfect house to flip, getting the work done in a timely and cost effect manner, all while taking the appropriate procedures in following the law, restrictions etc.

Curious to know how some of you encountered your colleagues (contractor, real estate agent, broker, etc), when you took on your first project?

Did you come across them through word of mouth?  Did you take a gamble and use someone local?

Thanks in advance for your reply's. You guys insight will defiantly help shed some light on how to go about doing so.
