Hey everyone,

Im currently in the search of landing my first deal on a multi family unit (duplex, triplex, fourplex) OR a single family house in the Rutherford county area. Upon my day-to-day search, im seeing more and more properties in Clarksville that are alot cheaper and vastly available than compared to Davidson and Rutherford county. Whichever type of property I buy the plan is to live in it for a year (FHA requirement) and then rent out the other side if its a duplex, or rent the entire house out if its a SFH.

Just curious to know what areas would a seasoned investors recommend to look into to? Feel free to reach out to me.

@Alex Witte Great Story Alex, what made you go with seller financing for the $45,000 rather than going through the bank initially?

So the owner is not interested in selling the home at specific cash price say ( $80,000 or something like that)? They just want the remaining mortgage paid off so the house is paid off and owned outright?

Im still fairly new at wholesaling so everyone please correct me if i misspoke, I would say this transaction goes down like any other whole sale deal. Put the house under contract between you and the home owner. Assign that contract to your buyer for your specified fee ($1500) and then close out at the title & escrow company, which is where you will get cut a check for your $1500.

If you go to the file place here on BP you should be able to find the contracts you need.
