Update. Tenants actually moved out the day before court and never showed up . Judge awarded me the judgment and I got my house back, minimal damage. I'm pleased. Thanks for all the advice.

Good morning. I have an eviction pending for non payment of rent. Court is on 10/2. There has been a lot more issues popping up with these folks. Drug use and domestic issues. They are on a month to month lease. In Virginia. Can I send a 30 day lease termination letter just in case the eviction fails and I'll have another way of getting them out.

I've done it before to fund some brrrr deals. After the property is refinanced pay it back. Easy peasy.

I had slob tenant once. Kept telling her to clean the place up. Didn't work. Always paid and wasn't a trouble maker. When she moved I kept the deposit to deep clean and fix some broken things. She still continues to call me asking if I have any rentals available 😂

I never keep ceiling fans in a rental. That equals one less phone call. Take them out and use a boob light.
