I've done it couple times. Easy, use it to buy and rehab. Cash out refi after 6 months and pay back the loan.

@Chelsea Shapiro Ha. I've done that before. Yes, I do almost everything myself and have a full time W2. Some folks say I'm nuts but I actually do like doing it.

I just had one replaced by a licensed plumber here in VA. From the meter to the crawlspace was 2k. About a 25-30 foot run. They used black poly and re seeded the lawn.

That looks like shrink swell soil issues. Common here in Virginia.

I've sold off things before. it hurts for a little while but you can always buy more later.

@Marcus Johnson He's made a fortune doing what he does. He overleveraged back in the 80s and got his toes stepped on when his loans got called. He was wreckless but he did learn his lesson. If you have the discipline to leverage wisely and have plenty of reserves it's not an issue.

Dave will call you an idiot and stupid on steroids if you leverage a rental. Lol

If you're determined there is no time for unwinding and relaxing. I come home from the day job and head right to the site until 10:30 or so. Saturday and Sunday I spend all day and part of the evening. I can keep up this pace for 3 months or so before I burn out. I'm not bragging. I have goals.
