I have a young couple that wants to rent an apartment from me. They have told me that they have no real credit history because of their age. I have asked one of their parents to co-sign with them. My question is, should I run the credit screen on the parent only and save the fee for the other two people? I will do a criminal background check on all of them.

Make sure you have plenty of extra money for rehab, vacancy, and emergencies. I bought my first property and promptly had to put $10,000 into rehab. Then it was done in December so I am having some trouble filling it in winter. Fortunately, I bought it for a good price, and had money put aside.

I tried calling them and got a very not professional sounding voice mail and was told to leave a number. It felt pretty rinky dinky to me, so I found a local collections agency that does the screenings. It costs a little more, but has been advantageous because they have seen some of the names come across their desk from previous screenings.

I am starting to think about my next property. I live in a city that is projected to be impacted by the Bakken oil boom in the very near future. The rental market is supposed to heat up a lot. Here is the issue, an investment group here is putting up apartment complexes with hundreds of units per year for the next several years. Should I continue to buy duplexes/triplexes which are more lucrative, or purchase only single family dwellings which may be more desirable in the upcoming market?

I use AAA. The auto towing insurance agency. They beat everyone else's prices by leaps and bounds.

I just bought it, and it was empty when I bought it. They wanted to look at both units. I am not terribly opposed to renting both to them, as long as they screen well. I more just wanted to gleen advice from people much more experienced than I.
