I am closing on my first buy and hold. It is an up and down duplex that shares a furnace. Should I pay for the gas bill, or split it 60/40 between tenants?

Is there some way you could put in the types of problems you provide solutions to? I am confused as to what you do based on that logo.

I have a friend who flips houses. She found 2 old cigarette lighters in the walls when they tore them out. What are some cool things others have found in their rehabs?

I was at the inspection of an up/down duplex that I have under contract today, and noticed that I could hear the inspector on his phone through the cold air return vent. I was in the downstairs living room, he was in the upstairs apartment bedroom. It was not muffled, it was clear as a bell. Do any of you have ideas as to how I can buffer the noise in those vents? I thought about a thin layer of spray foam insulation, but am not sure.

There is a product called exstink that you buy online. It will take the smell out. We had a cat that urinated in our basement, multiple carpet cleanings did not touch it. Exstink took it right out. It is worth a try on decomp smell. It is gaurenteed to remove any organic smell.

I just had my second deal fall through. The first one on zoning issues, second one on bad inspection. Most real estate agents has 1 or 2 clients looking for buy and hold rentals. It is definitely a sellers market where I live. Is there anything that can give me an advantage so that I can get moving on my goal of having 15 doors paid for in 20 years?
