@Donna M. The late fee date starts after they are 5 days late per north Carolina Law

Any advice on the matter is great.

Is it permissable to pause internet service to one tenant of 3 who live on a property due to late rent ?

The other two will still have full access but giving that the internet is a service and not a utility and isn't a necessity for the dwelling to be habitable due to rent being late can I pause it until rent is paid. I pay internet every month. Each tenant has a separate lease and in the lease it states

"UTILITIES and SERVICES : Landlord will directly pay for all utilities, services and charges provided to the property including any and all deposits required. "

Do to the lack of specificity of which services and the service still being paid in the state of North Carolina I believe I am well within my rights to pause service because it's not a utility.

That's fact based answer but I also wanting to know is this bad practice or a fair practice in others eyes and what you might do in a situation to nudge a tenant to pay rent any day after it was due on the 1st per the lease.

@Nate Sanow what area are you in?

@Marvin Michel in my opinion I think it's the presentation. I think you should try to stage in such a way that it flows, but make it noted that furniture is not included. This gives potential renters an idea of how their furniture is going to fit in the space because I'm having a hard time seeing it or at least I have to put effort into seeing it. This could also put off the renter seeing their stuff won't fit but I think making it look homey is better.

I would also clarify how the garage situation works maybe I missed it but am I sharing with the other unit? Or does only one of us have access to it? If so is there a lock for the garage?

I would definitely take up the random pieces of carpet and keep it looking simple.

I also would have taken a video on a sunny day.

Additionally I thought putting the whole units address on there is off putting as if I was to potentially move in every random person who saw the ad before me knows where and what the inside looks like. I think it also let's people go look at the house and location without you so they can make up their mind without you pitching it to them, which doesn't give you a chance. Put the address without the street just the zip.

Retake the video on a better day with plants and the unit staged.

I don't know the area but I believe you just aren't reaching enough people and getting on more platforms besides craigslist is critical.

Just my opinion.
