@Theresa Harris @John Teachout thank you both this is what I'm looking to do. At first thought I assumed it would be silly to do this.

@Nathan G. Thank you

@Galen Ikonomov Thank you

Good Morning all.

I have a single family home that I am renting per room and have been doing so for the last year. I recently moved in a tenant that other tenants have been complaining about his cleanliness. Enough so that in one instance he may or may have not attracted bugs according to one tenant. Other tenants send me pictures of the space the food and dirty dishes he leaves out, the water he has left running and the fridge he has left open according to the two other roommates. He is new to the property and in everyone's lease it says "Will keep common areas clean" . I want to know would you guys evict someone over cleanliness if it says to keep and clean common areas in the lease and making the dwelling less habitable and the bugs he is potentially attracting. Should I charge a fee for someone else coming to clean up his mess ? Thank you for your advice any and all is appreciated.

@Victor Callender If you don't think it's enough time why make a post. I don't think I understand the question either. If you were denied what is the next step for you or are you just telling us you got denied for the sake.

@Carlos Ptriawan or the price of the home is too high, but yes the down payment is something he can manipulate unless you talk them down, that and your interest rate will determine his payment, of course asking around so you can get a lower mortgage @Dominic Holt I rent per room on both my properties and include utilities. I think it does cash flow better and you don't necessarily need a duplex or triplex. I don't do it near a college per se but it is a city I think has a decent amount of business.

@Jonathan W. Can you clarify what you mean by carrying one on your credit at any time?

@Lee Bell I guess you could. I tend to think it's not but it does seem like a necessity especially if you work from home. But I get what you're getting at thanks.
