Its not showing up under tools right now? it was for a bit then not working and having a hard time loging in

I honestly thought that was the was everyone did there prescreening process. Well ill def be making a change, i was trying to do it the best way possible. How should i set this up?

So not sure if are application process is the most efficient? I will post are website link on the bottom and if anyone has any suggestions that would be great. So People in are area dont wanna pay a application fee prior to be shown the property. I mean some will but most wont. Once the application is filled out and payed for which is $25 then we schedule a tour. Then if they like the property we then mail them a background and credit check which is $40 for them to do. Whats every ones thoughts on are system? are website link is below for are property management website.

If this matters or not i do get more cashflow thats just playing it safe with keeping up with expenses but also my loan terms are 15 year with ballon payment. also we could add another 1,000 onto the cashflow being repairs and mait are around 1,100 and never spend that on repairs. Whats everyone think?

So for all are rentals we pay water, sewage and trash and make tenant pay gas and electric because were thinking the other stuff is leinable on property. Are we doing that right because i see everyone else makes tenant pay for all utilites on sfh's? Any advice would be greatly appreciated
