Thats our site for our rentals. We used to have a application fee of $40 just to run their application after they apply then we schedule a tour and if they like it they would let us know and we would then charge send them a background check/credit check for another $40 to do. Then We had complaints of people having to pay before seeing the property but still worked out decent. So we decide to do away with the application fee and schedule tours with anyone who applies. I'm back to where i was before. A lot of wasted time with tours and emails. We also post with zillow with our link cozy our facebook page and craigslist. Seems like a lot of wasted time with everything going on again and keeping up with it. How does are system look? I'm thinking about adding the fee after they apply like before. So once payed we reach out to them. Trying to make this as easy on my wife and me as possible. Any advice would be helpful. Thank you

@David Wright 1. Not all real estate stuff and very little investing experience. 2. Very little experience.

But i did talk to a friend and i think im going to get a 2nd opinion on it all from a very experienced real estate attorney a friend told me about today. Thank you very much for the response and any other suggestions you have i would love to hear.

So i have a gentleman who has given me a couple awesome deals so far he inherited and now wants to sell me another one. Its a cell phone tower in are area that has 80 year lease still on it. So i would pay and receive money a month for it and the numbers are great. So we did all the title work and my attorney said not to buy it because the other family members need to have first oppurtunity to buy it first as well as the people that own the cell phone tower on the land. He said yea its not illegal to buy it but i would be buying a lawsuit? also pretty much would be giving to me for the price. My attorney said he wouldnt do it though? Whats anyones thoughts?

Im interested in a house going up for a sheriff sale that is on a street we have are rentals on. But honestly one way we have never bought a property. How do sheriff sales work? How should i approach it? Thanks Bp your the best

@Michael Ealy How do i do that for advanced rent? I would think the deposit would be better. I dont think there is a limit for a deposit in are state?

Found a nice couple who wanna move in there landlord reference checked out and good job. Not so good credit scores and declined them for credit scores on transunion smart move. But we gave option for a $7,500 deposit and the gentle is good with that to put down as a deposit. Is that sufficient?

I double checked again with my insurence agent and with these claims being that in are area it was classified and listed as a catastrophic loss for wind storm. She said should have no effect on my rates being it is a act of god? I hope she is right but i guess will see.

So we had a pretty bad windstorm the other day and my roofer came to me and said you have some serious damage going on with your roofs. I went around properties and really didnt see any difference which there is none. Well anyways he told me to file claims and he for sure would get me money to fix the siding and roofs. So far its looking like i can get money for about 6 properties so far to get new roofs and other little things. Alot of money might be coming in here soon. So far we received a $12,500 check alot more is supposed  to come. I talked to my insurance agent and said this shouldnt effect my premiums from rising and they wont drop me. No big deal with whats going on.  So is there any red flags here and if i really dont need it done on certain properties. Can i keep the remainder of the money from insurance checks and use them on other stuff that really needs done? Im gonna run all this by are attorney also. We might be getting close to 100k with all the claims and stuff. Will see but also a big load off my shoulders with much needed work that needed done anyway. Any advice would be greatly appreciated.
