For are sfh rentals we pay water,sewage and trash?

So for all are rentals we pay water, sewage and trash and make tenant pay gas and electric because were thinking the other stuff is leinable on property. Are we doing that right because i see everyone else makes tenant pay for all utilites on sfh's? Any advice would be greatly appreciated

    Anything that can be liened, water, sewer, etc ... we pay, but have our tenants reimburse in full. This is the best for all parties involved, we can charge lower rents, and it is up to the tenants to regulate their usage if they want the savings.
