Hi, can anyone recommend a closing attorney in the Atlanta metro area who's familiar with Flex Option Agreements  or non-exclusive Option to purchase agreements?  I've spoken with a few closing attorneys who weren't familiar with what these are.  thanks

Hi, not sure if I'm in the right section, but I've been reading about the "option to purchase contract" and recently heard about the "flex option contract".   Are these the same thing?  The language looks similar, but some versions of the contract use the words optionor/optionee and others I've seen use the words seller/buyer.

So my questions are: Are the flex option contract and the option to purchase contract the same?

If they are the same, which is the correct language to use?  optionor/optionee or seller/buyer?

Thanks

I'm in the process of analyzing a 22 unit apartment complex and when I requested from the seller his income/expenses and rent roll, he sent a couple of excel spreadsheets. My question is: are spreadsheets received from the seller appropriate or should I request more formal documentation? This is my first multifam analysis by the way. thanks

I remember seeing a show on HGTV, I think it was HGTV, a long time ago about a woman who had a psychic clear the paranormal activity in a house before she moved in. That might be an option for you or the seller.

Hi, I'm interested in getting a name or some names of multifamily/apartment building (5 units or more) inspectors in the Atlanta metro area; preferably someone who's worked in Dekalb and/or Gwinnett counties. If any of you can recommend someone or a company, I'd appreciate it. thank you.
