I'm also an aspiring wholesaler in the Atlanta metro area. I've been doing some market research and I'm starting to build my buyers list. I'm pretty new to the forum, but if you'd like to chat, send me a pm or add me as a colleague.

I plan to focus on Gwinnett, Dekalb and Cobb counties.

Cobb County is a decent place to find some good deals, but you likely won't be able to be very successful if you're just looking to wholesale REOs or short sales right off the MLS (there's a lot of competition off the MLS).

But, if you're looking to try to buy directly from distressed owner occupants, you may have some luck. If so, keep me in mind if you come across any great deals!

Anyway, yes, I plan on working with private sellers when I start to wholesale.

I'm just in the market research phase right now, but when I start building a buyers list, I'll definitely keep you in mind. Is it easier to contact you on this site or your website?

I plan on going into wholesaling and just wanted opinions from investors in the counties I mentioned. I wasn't planning on being competition especially given that I'm a newbie.

Hi, I'm fairly new to real estate investing besides a bit of bird dogging I did about 10 years ago, so now I'm dedicating some time to really learn the ins and outs.

My question is for the investors who invest in the Atlanta metro area and suburbs. Which county or counties of these four (Cobb, Dekalb, Fulton, Gwinnett) do you prefer to either fix and flip in or buy and hold in and why?

Hi, I did a search on the forum, but was unable to find exactly what I was looking for. When wholesaling, is it advised to use a state-specific purchase and sale agreement or is it okay to use a generic one or FSBO one?

Hi, I was wondering if sending yellow letters was mostly used just for sfh and individual property owners. Is it common to also send them to companies who own apartment buildings? Just wondering if you'd need to send something more formal to a property owner that's a company. thanks
