Paul,

What kind of contract are you needing?  My suggestion is to get contracts reviewed by an experienced real estate attorney for compliance with state laws.  Guru contracts are usually not written for WA state and my experience here is that attorneys here are not too keen on them as is.  Doug Owens (he's NOT in Sno Co, but in Seattle) is familiar with all of the types of contracts used in RE investor transactions. If you are a member of REAPS, you can get a discount on his normal rate. 

The more familiar with the contract the Title Company/Escrow Company is, the less mistakes they will make on the transaction. Obviously they are very familiar with the standard NWMLS purchase and sale agreement.  I've heard First American is good but personally haven't used them yet.  I've gotten lists from them and they were very easy to work with.

Thanks for the comments. I figured I would respond to the AG with the truth about my marketing (not unlike realtors sending out mail) and then just see what happens.

@Zach Schwarzmiller Not sure how Postnet is really any different than someone finding out that my return street address is the post office, still not my residence.

The AG of my state (Washington) sent a notice to me last week that someone has filed a complaint about receiving a yellow letter from me. Their complain states: "I received an unsolicited letter asking to buy one of our homes which was not on the market. After doing some research, I found that the return address was actually the Post Office and that this was a common housing scam. I've attached pictures of the letter."

Has anyone received a complaint that involved yellow letters and the Attorney General? It's true that the return address I use is the street addressing that the PO lets us use instead of it saying PO box. A common practice, in my experience. I use a PO box because I live in a rural area where the mailboxes are either mowed down all the time or mail is stolen, therefore for business, I got a PO box.

I am still a newbie at this and have only sent out about 1000 letters. What odds to get someone to complain! I haven't even done 1 deal yet either.

The letter from the AG states I have 21 days to respond and that all complaints, including responses, are public record, so now I have public record that shows I have a complaint! Not the direction I was hoping to go with my new business. Not even a single testimonial in my favor before this complaint.

@Alan Johnson Welcome to the area! I love your goals and hope to meet you someday to help you achieve them. Please feel free to join us tomorrow night in Snohomish, just up the road from Woodinville!
