Obviously I would not lead him blindly to a bad situation. I understand that is a delicate situation specially he would need the money for next year.

Yes, Tom. Normally W&W or any auction company. You better make sure that you do your hw and get you financing ready because they leave you no room for backing out. Regarding the other thread you mention, I was able to back out of the deal w/o loosing my EM but I wont discuss the details.

I have a coworker that have 40k in bank to buy his first home next year. The other day I was telling him about investing with me which he opens to. Therefore I am looking for advice on how to present him the investment opportunity. I have a 4plex that I put an offer for 185k. I figure to use his cash for downpayment. I have 10k that I can bring along just for any unexpected circumtances.

Goal buy and hold
income: $2100 ( incl 7% vacancy rate)
expenses: PITI------- $1200Please help me on structuring the offer to him. Thanks

Normally for what purpose you talk to the personnel at the bank? LOC-conventional financing?
To be sure what are the documents to have for the meetings?

I have called and emailed couple credits to set up an one-one meeting with their vps but the first thing they ask me do I have a resume and/or business plan. My feeling they wont bother schedule a meeting with a stranger with out knowing much of the person, am I right?

Bryan why do you want 30 years amortization. Dont you want to finish to pay quicker and save on APR.
