When you guys are talking about class A-B-C & warzone locations. Can we be more precise about the counties or cities. This will help out state investors.

I agreed with you Bryan, from those numbers it doesnt seem much for an out of state investor.
Correct me if I am wrong. If an investor decide to go cross county for rental properties, would it be safer for only goes after 4 units and up. For better cash flow and returns.

I am a little excited and nervous. Someone agreed to let me borrow from his life insurance for REI but I want to know how to keep the transaction legal an safe. Have anyone from BP have done that?
What is the process? anything I should know of?

All the response is for fix and flip. How is it different from buy and hold? and from the pml is the second lien instead than 1 rst.
