Yes, i've been trying to let them handle it.  She wants it to be my problem.  But I can't control the neighbors.  I also don't want to let them out of the lease and have to deal with another vacancy.  Thanks!

I have a nice SFH rental rented out to a nice young professional couple. They have had LOTS of issues with the neighbors playing music very loudly at all hours including during the day. I do not own this other SFH. At least one of my tenants works from home.

I recommended talking to the neighbors about it and then calling the police if needed.  I did not know about this problem as my last tenants never mentioned it.  During turnover, the next closest neighbor told me some have complained about this house but that she had only heard them once.   The current tenants have called the police repeatedly.

My tenants have all but asked to be let out of their lease because of this.   Her last email to me seemed to imply that I, as the homeowner, would have more control over this than they do as tenants.  

I am planning on calling the police to discuss options and the reports that have been made.  Also consider trying to talk to the neighbor in a friendly "Win Friends and Influence People" type of way.  

What would you do?  Any other advice?  Thanks! Debby

Hello, I had a tenant just move out and had to do quite a bit of work to the property to get it rent ready again.  We gave the property to them in pristine condition.  They are contesting my deductions from their deposit and want receipts.  I've read the Florida statute.  Doesn't say anything about receipts. http://www.leg.state.fl.us/sta...

While I do have receipts for several of the items, some of the deduction was for my personal time spent working at the property removing their trash, cleaning, touching up their nail holes, arranging for junk hauling, etc.  So - no receipt for my work and time.  

There was extensive cat hair and they didn't change the air filter like they needed to; so, cat hair was getting into the unit.  We have the AC company come out every 6 months for maintenance; I already talked to them about cleaning out the coils the next time they're out which is in another 2 months or so. But I don't have a receipt for that since it isn't done yet.  I only charged them half of what I paid for yard work, though.  

They also ruined a moveable cabinet that I had to have hauled away as trash.  I didn't actually purchase a new one due to timing with new tenant and supply chain/IKEA being out of stock, but I charged them the cost to buy a cheap one from IKEA in case I decide to replace it.  

So, what are your thoughts?  Thanks in advance!

@Nathan Gesner. Is there a way around the in-person verification?   Them signing a document saying they removed the pets?  We've had a good relationship, but not sure how it's going to go now.  I handle most of the rentals and don't love the idea of going to inspect the house.

What should I do?  

Tenants said they had one 20lb dog which did meet our explicit breed restrictions.  Just received a letter from neighbor complaining about their dogs - one of which is a doberman pincher which is not allowed due to our insurance.  Neighbor says fence is falling down and doberman tries to go through fence to get their cat.  We had it nailed back up when a hurricane came through 2 months ago.  It IS an old fence, but I thought it was ok still.  

I'm thinking of asking neighbor to split cost of fence since they want it replaced.  

But how should I handle the tenant who may have 2 more dogs there than they admitted to?  They have 17 months left on their lease, and I'd really rather not ask them to leave.  The pet addendum they signed wold give me grounds to ask them to remove the pet or to terminate their lease/evict.

I had tenants move in to a nice B class home 2 weeks ago.  Roof leaked this summer; we fixed it.  Roof looks like it's in great condition, but apparently the guy who put it in before we bought it drilled nails too deep.  Workmanship is shoddy.  So, this great looking roof that we fixed *leaked again*.  So, now I'm planning to replace it.   

Would you pay for doggie daycare?  Or give a gift for the hassle for the tenants?  I was thinking of sending a $50 restaurant gift card.  But she hinted about having to put the dogs in daycare.   Obviously, I'm bleeding $$$ with this reroofing project but also want to keep satisfied tenants.

Tenants emailed me this AM - fridge not staying cool, food spoiled. I arranged for someone to look at it within 4 hours of my being notified. Sounds like parts will need to be ordered. We also have a hurricane coming tonight.

If they can’t fix the fridge for a few days, what should I do in the meantime for them? Send them a cooler?

If they can’t fix it today, should I compensate for spoiled food?

This is a higher end rental $2800/month.

I know someone who sells to me would find out my full name.  But most people I hand my business card to would not.

I'm still newer, but most banks I've talked to won't do a heloc on an investment property.  We refinanced one of our rentals to get cash out for investing.
