Is there a positive or negative to offering a grace period?   I find if u give one, most will use it almost every month so seriously considering not offering one at all from now on on all my units

when there's a late fee  policy of a % of the rent and a partial payment is made.  Say rent is $1500 and only $1000 is paid.  Is the % on the total rent or just the unpaid amount. 

Ex: say the fee is 10%   Rent is $1500 and tenant only paid $1000

Would it be $150 (the 10% of $1500 rent total  OR....

Would it be $50 ( the 10% of unpaid $500)

no more to the story. They think the rats should be eradicated totally in 2 days no matter how many times the pest control co. tells them how it works. 

They are also not only in my unit. They were in the units on my left and right and have been seen outside by many people. We tried getting the HOA to help, but NO.

The last thing I want to do is evict. I don't live local n I have multiple units and they all end on the same month and really need them to stay that way if possible. Of course if I have to I will, but I'm trying hard not to.

My tenant informs me of rats in unit. I hire pest control.  Tenant interferes with process from day one, but I'm not told about that for about 2 months. ( they remove traps, add more traps, don't let pest control in the unit, etc. )  3 weeks ago is when I'm informed that tenants are interfering...I have a meeting with them, pest control technician and his supervisor explaining NOT to Move, add or do anything. Let them do their job. I put it in writing if they interfered one more time they would responsible for the pest control bill and any future company I would have to hire because this company is going to stop coming out.  The very next week they do it again!!! I go in and the trap is gone. She put it outside in the utility shed. The rats are INSIDE!  They keep blaming me for the problem.  I'm at a loss at this point.  The last thing I want to do is evict, but how do I get them to stop interfering ? Make them pay that bill? I don't usually give empty threats.....if I say im going to don something, I do it.
