Ok where's the best place to do the credit check and from which company. I'm looking at Rentec

Ok that is what I've been doing and then I see so many people on here saying if they don't have a high score, they don't rent to them. I will continue doing as I've been. Thanks guys for ur time

What is the lowest score you would allow? I used to allow lower depending on what caused it and require 2 months security, but not sure I want to do that any longer

I'm trying to do things a bit easier. Looking at rentec. Do I give prospective tenant my application to fill out and when they return it with copies of DL & SS. I Enter all info to run checks? As of now my tenants are depositing or transferring rents into my account. Is there a managing website that accepts payments and will automatically send out late notices if rent is late? I know that might be asking for a lot. Lol

I don't accept partial payments.   I live out of town so all my tenants either go to my bank n deposit or do a bank transfer.  Is the wording that partial payments are not excepted in the lease enough in case of an eviction

In my lease The section about all of the fees it states there's a $25 charge for all notices to be sent.

Here's a copy :

Additional Lease terms: (1) Late payment fee of 5% of the monthly rent becomes effective three (3) days after due date of rent. On the fourth (4) day, a three (3) day notice will be issued. ( $25 fee for delivery of every notice) After that expires, this lease will be turned over to my attorney for legal action. On the Fourth (4) day, a $10 daily charge will apply for everyday the rent is past due.

(2) Check return fee of $50.00

Would this misunderstood as a $25 just for late rent notices? I mean it as anything that has to do with them ae: non compliance letters, warning letter. 

NOT like me writing a letter changing my address, bank info, etc. 

Can I charge the $25 fee for sending a warning letter? (Multiple complaints from neighbors in a very short period of time) 

I'm new and trying to lean the best ways to word my leases. Is there anywhere on here with samples as I have 2 units coming up next month. I want iron clad leases. Well, as good as can be 

I received a phone call from the neighbor of my tenant with a pretty long list of complaints. And they're definitely not just being petty. They've had to call the cops on them for loudness at 2AM,  a man urinated in their front lawn (townhouse with child in home) smoking Pot inside unit (lease says no smoking), lots more. 

I'm sending a letter to my tenant. 

 Do I send the co-signer a copy of the letter also?  This is my first tenant with a co-signer. And while I'm at it should I always CC the co-signer for everything, even late notices or is it a case-by-case situation?

@greg. My thoughts exactly. I can't negotiate with the cell phone co. Or the electric company on when I pay them. I'm in Florida. I've looked and looked and can't find anything regarding a grace period. 

I also don't except partial payment, but my tenants do bank transfers so I have no control over that sometimes.
