When you purchase out of state, you will typically have a mailing address on file with the city and they will send it to that address.

I would say do whatever resonates with you - if you like MFH then start with that, I think its just better to start small when getting into anything because you have the potential to lose a lot and make beginner mistakes that will be a lot more costly on a bigger deal. But also if you have a good broker in the commercial space who is willing to hold your hand a bit the small commercial could work as well.

I think you can still get great deals on the market as well - at the end of the day its the sellers decision and if they need to sell it they will.

Nobody is really successful when they are just starting out. Its a great decision to keep at it. Best of luck and I hope you are able to find some great deals this year.

The main thing that I would want to set up is a system for tracking / managing tenants but it isnt super important with just the one property. I have heard to go with a Sole Prop but just buy in my name right now unless an LLC is required for a HML. Go slow and learn while you go!

You should be able to protest your taxes if they go up a significant amount without any cause. Even if you just bought it last year.

Depends on the amount you would get on the seller financing if your just selling it for the same amount and are going to walk away with the same net, I wouldnt entertain it at all, but if you are going to make a decent profit, Id say its worth looking into. I am sure there are ways to get around that rule.

Definitely the 30 year makes sense because you can always pay the difference and make it a 15 year but you dont HAVE to pay it. The interest rate difference shouldnt be that much either.
