Hey Daniel great video and a great home to find for your flip. I feel for your contractors having to work out in this cold. You need a separate crew just to shovel snow. Hey i'd love to stop by a take a closer look and meetup if you have the time. I'll send you a PM. 

Sounds to me that you all have gotten off on the wrong foot. This is never the way to start an agreement for services. It may be better for both of you to cut your losses now. Most contractors work with fixed price bids based off specifications from the plans. Some contractors will work on a Cost Plus Basis or T&M due to limited plan information and you would really need to trust him to do that. Getting a contractor involved early on when working with an architect and budgeting for a job is  a great idea but the relationship needs to be the right one for both of you.

So your air scope is probably not working. It appears it was installed without the 18 inch minimum straight run of piping. The air never really gets a chance to hit the top of the piping in the air scoop. You can change the way it's piped or add in the spirovent should solve your problem.

All regular dishwashers need exactly 24 inches. Laundry we usually leave 30 inches for each. Gives you wiggle room to get them in place. Laundry appliances vary in width but 30 inches is the rule of thumb. Make sure you have a 30 inch wide door to get them in.

A basic full bath in my area costs a minimum of 8-10k. A nice one is 15k . Question is more about space. Can you turn the half bath into a full? How easy is it to adjust layout? Don't take away something a room needs to squeeze it in, but a 2nd bath is a big bonus.

I'd be happy to assist as well. be sure to take good pictures of things you need estimates on. Most contractors in your area would be happy to give you ball parks through email and this will save you a lot of time analyzing a deal.
