You need to get your w-3 and subcontractor aggreements in order. Any contractor venders that you pay more than $600 (i think) in a single year need to get a 1099 from you or your workers comp can make you pay for workers comp for the subs. If you have no employees you should not need workers comp but you have to have the other paper work in order.

I did mostly cost plus work when i was doing remodeling work. You could try to negotiate to say 20-25%. They do need working capital for your project.  It should be a complete open book contract with cost plus. This can save $. How much is he taking on for O&P? If the contractor is honest guy it can save you some cash but be carefull to stick to the budgets. Cost plus can go beyond the scope and you will spend more. Have the contractor bill you weekly to keep track of all the bills.

It was great to meet up with you at this flip today Daniel. It certainly gave me some confidence that i could find a good deal and make it happen too. You and your crew have some tricky work to get done and i hope the weather holds out for you. (A muddy site is better than a frozen solid one). Great video. Be sure to show everyone the garage and temp oil tank.

Investors please do yourself a favor and talk to and seek guidance on your rehab / remodeling work from experienced and knowledgeable General Contractors or even a Home Inspector with construction background. I've inspected 3 or 4 flips this year where there have been major issues. Most of them fairly common sense design flaws and just basic construction knowledge. Hiring a qualified GC could save you thousands in mistakes by subcontractors who just pretend to know what they are doing. You can't wear all the hats. Find a good expert in residential construction and your homes will fly off the shelf because they were done right. Look to your local Home-Builders association or Home Inspection Association for good contacts.
