Buying a Property without a Realtor

I'm looking for my first property and found a potential.  It's a townhome in MM for sale by owner for $175k.  I'm a little nervous to proceed without a realtor since I've always relied on them to make sure I'm covered legally, contractually and that I'm following all the right laws and proper etiquette.  That being said, do I need to hire a RE Attorney/firm?  I asked the seller if they will accept earnest money so I don't lose it, do I need a purchase agreement when I pay the earnest money?  What are my next steps? Thanks for your help.

    Call a local title company and tell them you are buying from a FSBO. They want your business. They'll walk you through the process.
