Hello I am working in getting my first HUD property under contract in the Southern California. My challenge is that I am not an agent so I am unable to place bids. My objective is to use transactional funding to close with HUD and wholesale the property for my exit. With that said; is there any HUD agents whom will be interested in partnering with me with this strategy in mind? Regards

Hello everyone So I was driving for dollars in my market and I came across a very "high net worth" neighborhood where I encounter a "FSBO" on a custom home being built in the process. The home is gorgeous and it appears to be almost done (there was a crew working). I never had the opportunity to work with luxury wholesaling before so I need help. How can I approach the seller? My assumption is the seller is a developer of some kind and I don't want sound like an idiot. Any key points I can use when talking to a more sophisticated seller and what questions can I ask? I'm willing to split this deal with anyone who is willing to mentor me through this process. Thank you

I do see the face lift as an improvement but the infrastructure is still the same. Granite, the messaging is good but most of the actions we want to execute stills direct us to the website. I guess there's still work to do before we can really use the app to its full potential. My wish list - to access the app from our iPad, iPhone and Android and use its full potential without having to be directed to the website (it's not efficient). Darwin

I agree The investor(s) knows your quality of work, I don't see why he/she wouldn't joint venture on a project where you both share the profits. Plan B - check out on some hard money lenders in your area. Being a contractor will give you leverage (as you stated before) that you know the cost on repairs, etc. Just make sure you spell out your plan in details for your presentation.
