Simply referencing you are contacting them regarding their probate estate is enough. No further details are necessary. Losing someone close coupled with the probate process is a big event that they are fully aware of. 

I have someone pull my leads and stuff envelopes, in order to send out hand written envelopes. Develop your system, prove it works, and delegate.

 When addressing the estate do you mention the deceased or do you send them a generic letter? The leads that I came across mentions the deceased name but it doesn't give a property address. It only gives the amount the estate is worth and the PR's name and address. Is that enough info?

Although I send professional business letters to probate, I keep it singular. I am the local home buyer - with a professional business.  

 A professional letter was what I was thinking. I was trying to figure out what I should say to them more or less without offending them. Do you guys have your letters sent out by someone or do you send them out yourself? Also how do you reference the estate? Do you mention the deceased person or case number?

I came across some probate leads recently and I'm wondering what method of direct mail I should use? I usually send out postcards but I was thinking I should try something different. Does anyone have an idea of what works best and possibly an example?

Hi Guys,

I'm looking to hire a virtual assistant to help out with my biz. Has anyone had success with hiring a VA? If so where did you find them at? I was looking at some sites like elance, upwork, and fiverr but I've been seeing some bad reviews. What would you guys recommend?

You can use the local tax & county websites to track down absentee names, but it´s very labor intensive. Purchasing a list of absentee owners on listsource.com (using additional filters for property type, age, equity percentage, location, market value and ownership entity) is very reasonable. 

For example, I recently purchased a list of 1230 prospects in Pasco County for $800 with the above filters. It would have taken a lot more than $800 worth of my time to create that using free local resources. 

Out of 1230 how many of those turned into good leads and how many turned into a deal? I feel like I spend a lot for the lists then even more just to send them out with no ROI

Is the tax assessor and tax collector the same thing? I've been looking at the tax collector's website trying to analyze the info they provide for tax delinquent leads as well as the absentee owners but I'm not really finding what I need. There's also the possibility that I can't tell the difference between gold and garbage and overlooked the info that I actually needed.

I don't yet have a title company as I just moved down here to Tampa so it's on my to-do list.

@Mark Higgins @Rodrigo Marquez I didn't attend that meeting this weekend. I figured it would be a seminar type event since you had to schedule a time to meet with them instead of having everyone just show up as a normal club would do. After you speaking with you Mark I knew for a fact it was someone trying to sell something so I stayed home instead. You don't need a guru to learn anything. BP can provide all the info you need if you ask.

So I didn't get the you'll learn it all in 3 days feel.   What made me feel comfortable was the investor there checked out as currently investing, linked in references good, and llc checked out. Club also is money back  guarantee after the first day of the 3 day  wasnt for me, and if i found a deal that closes in 60 days, not do, just find i get my finders fee and $600 refunded.  It does come across as a mentorship program, i asked about upsales and they said we do have 1 on 1 available but the 3 day is the training to start you finding deals, 1 on 1 is to help someone's confidence.  $600 is the training and 1 year club membership, including monthly meetings. 

I'm on bp, im a buy and hold investor putting out offers currently for my next live in flip.  What I want to learn is the local market.  They are looking to mentor the club to find deals in the area that they fund or you fund, your choice.  A deal closes you get finders fee.  I'm looking at as if I find 1 deal that closes I'm in the green.  I only paid 300 to reserve my spot for 31jul and Aug 1,2.  I am hesitant but am curious and to learn their system.  Let me know what you think of the presentation and keep in touch, I'm in Clearwater.

Did you learn how to find deals in tampa? I figured that it would be that type of program which is why I asked bp. I was hoping it would be a real club like tbreia. I know how to find the best areas to invest in you could easily learn that without paying someone. I don't believe I will actually attend this meeting because it's more like a seminar which is what I asked them but they told me no it wasn't. Thank you for confirming my suspicions. I also do not want a finders fee I'd rather close the deal on my own that's how you learn about real estate. You could honestly learn everything they've probably told you from bigger pockets if you asked. I'm also wholesaling so if you're interested in receiving deals just shoot me a PM with your email
